What Does a Fully Fitted Kitchen Actually Include?

Direct answer

What does a fully fitted kitchen mean?

A fully fitted kitchen usually has fixed cabinets, worktops, a sink and installed connections, plus the appliances specifically listed by the seller or landlord. It is not a universal appliance package. A fridge, dishwasher, microwave, washing machine, extractor or small appliances are included only when the signed specification, inventory or tenancy contract says so.

Treat “fully fitted” as a description to verify, not as a substitute for an itemized schedule. Ask for the exact make, model, finish and warranty of every promised item and make the schedule part of the signed agreement.

A fitted kitchen is also not the same as a furnished apartment. Fixed kitchen components may form part of the unit, while movable furniture, cookware and countertop appliances normally need to be listed separately.

What is usually included—and what still needs confirmation

Inclusion matrix: the signed property-specific schedule controls the answer
ItemReasonable starting assumptionWhat to verify
Fixed cabinets and drawersUsually fittedLayout, internal storage, finish, hinges and soft-close hardware
Worktop and backsplashUsually fittedMaterial, joins, sealant, damage and care requirements
Sink, tap and plumbing connectionsUsually fittedWater pressure, drainage, leaks, hot water and waste connection
Hob, oven and extractorCommon but not guaranteedBrand, model, power or gas connection, extraction route and warranty
Fridge/freezer and dishwasherVaries by propertyExact appliance, dimensions, installation and ownership

Dubai consumer-friendly standards emphasize clear communication of product or service specifications and limitations before a transaction. For a kitchen, the practical evidence is the signed specification or inventory—not a brochure image or the word “fitted” on its own.

Fitted, equipped and furnished do not mean the same thing

Use these as practical reading rules, not legal definitions
Listing termWhat it often signalsSafe interpretation
Fitted kitchenFixed cabinetry, surfaces and connections; sometimes installed appliancesRequest the appliance and finish schedule
Fully equipped kitchenMore appliances may be suppliedRequest a complete itemized inventory and condition record
Furnished apartmentMovable furniture is supplied in addition to fixed finishesCheck room-by-room inventory, ownership and replacement terms
Kitchen appliances includedOnly the named appliances should be assumedRecord make, model, serial number and warranty

There is no single appliance checklist that every Dubai use of these marketing terms must follow. If the listing, brochure, reservation form, sale agreement and handover schedule differ, obtain the final inclusion list in writing before paying or accepting the unit.

The 15 checks to make before signing or accepting the unit

  • Match the installed cabinet layout, finish and handles to the signed schedule.
  • Open every door and drawer; check alignment, hinges, runners and soft-close operation.
  • Inspect worktops and backsplashes for chips, cracks, gaps, stains and poor joins.
  • Run the tap, check hot and cold water, then inspect below the sink for leaks.
  • Fill and drain the sink to test drainage, overflow and seals.
  • List every included appliance by type, brand, model and serial number.
  • Switch on the hob and oven and confirm the correct electrical or gas connection.
  • Test extraction and confirm whether the hood vents externally or recirculates.
  • Check the fridge/freezer cools and that doors open without hitting cabinetry.
  • Run a dishwasher test where water, drainage and handover rules permit it.
  • Test accessible sockets and dedicated appliance isolators with a qualified person where needed.
  • Measure appliance recesses if an excluded appliance must be purchased later.
  • Check ventilation, sealant and moisture around wet areas.
  • Collect appliance manuals, warranty documents and service contacts.
  • Photograph each defect and record its location, date and promised remedy.

For a new jointly owned property, Dubai law treats fixtures and equipment serving only one unit as part of that unit subject to the site plan, and it provides a one-year developer-liability period for defective mechanical, electrical, sanitary and sewerage installations from handover, with a different trigger if the owner refuses possession. That warranty rule does not define which kitchen appliances were promised, so keep both the contractual inclusion schedule and the dated inspection record.

Frequently asked questions

Does a fully fitted kitchen include a fridge?

Not automatically. Many projects or rentals include one, but the fridge should appear in the signed appliance schedule or inventory with its make, model and condition.

Does fully fitted mean a dishwasher and washing machine are included?

No universal rule makes either item part of the term. Confirm each appliance separately and check whether the washing machine is located in the kitchen, a utility cupboard or is excluded.

Is a fitted kitchen the same as a furnished apartment?

No. A fitted kitchen describes fixed kitchen components and sometimes named appliances. Furnished describes movable items supplied across the home and needs a separate inventory.

What if the delivered kitchen differs from the brochure?

Compare the delivered unit with the signed SPA, approved specification, inventory and any valid variation clause. Record the difference in writing with dated photographs before acceptance and obtain qualified legal advice if the contractual position is disputed.

How long does the installation warranty last on a new Dubai apartment?

Article 40 of Dubai Law No. 6 of 2019 states that a developer remains liable for one year from handover for repair or replacement of defective mechanical, electrical, sanitary and sewerage installations. Contractual and manufacturer warranties may address other items; verify the facts and documents for the unit.

Important: “Fully fitted” is a property-specific marketing or contractual description, not a universal appliance list. The signed agreement, specification, inventory and applicable law control the result; obtain qualified technical or legal advice for a disputed unit.

Apply the checklist

Compare apartments, then verify the exact specification

Use the project search to build a shortlist, but make every kitchen inclusion part of the signed, property-specific evidence before reserving.
