PropertyStellar's six-month DLD-derived screen found a 5.45% gross PSF yield for Dubai International City studios: median new-rent PSF of AED 66.70 divided by median closed-sale PSF of AED 1,223.38. The sample contains 563 closed sales and 1,812 new rental contracts. This is an unpaired market benchmark, not a unit quote or net return.

International City can enter a yield shortlist because it has a large current studio evidence set, but a community median does not remove building, condition, service-charge, vacancy or tenant-turnover risk.

What the community evidence does and does not prove

Nakheel describes International City as an apartment community with studios to two-bedroom homes across ten named clusters and access to the Dragon Mart malls. That supports product and location context, not a current unit's price, rent, condition or availability.

Do International City studios currently yield 8%?

The current six-month DLD-derived studio screen is 5.45% gross on a PSF basis. An individual unit may differ, but an 8% claim needs the exact achieved rent, price, period and complete costs.

Why is the median rent/price cross-check higher than the PSF result?

The rent and sale records are unpaired and their unit-size distributions can differ. The PSF screen reduces part of that mix effect, but it is still a community benchmark rather than a valuation.
