As checked on 14 September 2026, DLD lists AED 177.75 for registration or renewal through its website or Dubai REST and AED 220 at a Real Estate Services Trustee Centre. This guide covers lease contracts governed by Dubai's landlord-and-tenant law. The parties should decide who will submit the Ejari request and pay: DLD says responsibility is shared in its FAQ, while a tenant-initiated application still needs the landlord's approval.
This guide uses DLD's current service pages instead of repeating older document checklists, office lists or prices.
What Ejari is and why registration matters
Ejari records a tenancy contract with Dubai Land Department. Article 4 of Dubai's amended tenancy law requires lease contracts covered by that law, and their amendments, to be registered with RERA. The result of the current DLD register/renew service is an electronic contract-registration certificate.

Current Ejari registration and renewal fees
| Channel | Published breakdown | Published total |
|---|---|---|
| DLD website / Dubai REST | AED 100 registration + AED 10 knowledge + AED 10 innovation + AED 55 partner fee + AED 2.75 VAT | AED 177.75 |
| Real Estate Services Trustee Centre | AED 100 registration + AED 10 knowledge + AED 10 innovation + AED 95 partner fee + VAT | AED 220 |
The same DLD service page covers both registration and renewal. Fees can change, so open the official service immediately before submitting rather than relying on a saved screenshot or an older article.

Use DLD's live trustee locator rather than an old copied list of offices or telephone numbers.

- For a managed property, follow the property manager's process if it has Ejari system access.

Documents DLD currently publishes
| Channel | DLD-published documents |
|---|---|
| Dubai REST app | Copy of the Unified Tenancy Contract |
| Trustee Centre | Original Unified Tenancy Contract; applicant's Emirates ID; official power of attorney if a representative applies |
For a Dubai-issued power of attorney, DLD says the number can be entered without attaching the document; a power of attorney issued in another emirate must be attached. The service page's list is the published core list, not a guarantee that DLD will never request an identity or data correction for a particular case.
Official source: Register / Renew Tenancy ContractOlder generic checklists often add passports, visas, a landlord passport, title deed, deposit receipt, meter letter and other items as universal requirements. Those are not listed as universal registration/renewal documents on the current DLD service page, so do not collect or upload them unless the live workflow or your case specifically asks for them.

DLD's download form does not rely on a registered mobile number alone. Have the contract and property identifiers ready.
Official sources: Download Rental Certificate (Ejari) · Official Ejari services awareness guide- Use DLD's Download Rental Certificate service and enter the Ejari contract number.
- Provide the requested DEWA premise number or municipality number and sub-number, then complete the form.
- Alternatively, in Dubai REST open Property Wallet, select the property, open the contract details and download the certificate.
Renewal and cancellation
Registration and renewal share DLD's current service, channels and published fee schedule. Recheck the tenancy terms—including rent, dates and utility allocation—before submitting the renewal.
Official source: Register / Renew Tenancy ContractDLD currently lists online or app cancellation as free. Cancellation at a Trustee Centre carries an AED 40 partner fee plus VAT. A tenant cancelling an active registration needs owner approval or an owner letter/NOC; DLD's current awareness guide says an expired contract does not require landlord approval.
Official sources: Cancel Tenancy Contract · Official Ejari services awareness guideDLD says it does not issue a cancellation certificate or receipt: once cancellation completes, the registration becomes invalid immediately. Follow the live cancellation checklist because the documents differ by status and applicant.
